Have a set price range. This could be based on mortgage or a reasonable estimate of how much you'll get from the sale of your current home.
What length of a commute are you willing to make each day to your job and other interests? Traffic in the Orange area could be different than your current location, so tell me your expected drive-time, and I'll find homes within that radius.
